Shed Permit Rules and Regulations

The City of Jacksonville requires a shed permit for sheds larger than 150 square feet.
Shed permits for jobs over $5,000 also require a recorded Notice of Commencement from the Circuit Clerk’s office.

Jacksonville Shed Permit Requirements

To apply for a shed permit, you must first register in person with the City of Jacksonville. After registration, you can track your permit online at JAXEPICS.coj.net. Required documents include:

  1. Structural design drawings signed by a Florida-licensed design professional

  2. Product Approval Information Sheets (Download Form)

  3. Proof of ownership

  4. Photo ID

  5. Permit Application

  6. Property Owner Disclosure Statement

  7. Site Plan (two copies) showing:

    1. Dimensions to shed from at least two adjacent property lines

    2. Locations of all structures, wells, and septic systems

    3. Health Department approval if using a well or septic

What to Expect During Your Visit

  1. Check in at the Kiosk.

  2. A permit assistant will create a permit number in the Building Inspection Division system.

  3. Your project will be routed for approvals; additional agencies like Historical Preservation may review your application.

  4. Permits under 150 sq. ft. and $5,000: issued during your visit.

  5. Permits over 150 sq. ft. or $5,000: require plan review; a plans examiner will contact you after review.

  6. The Tax Collector’s Office is on the 2nd floor of the Ed Ball Building.

Jacksonville Shed Inspections

  1. Slab inspections must be scheduled before placing concrete.

  2. Sheds under 150 sq. ft. likely do not require an inspection.
