Shed Permit Rules and Regulations

Before starting your project, it’s important to understand the required documents, approvals, and submission process.

For sheds and accessory structures in Marion County, all building permits are administered by the Marion County Building Permit Division.

Permit Application Requirements

The permit application must be completed and signed by:

  1. Owner (if submitting as owner/builder)

  2. Subcontractor (name, signature, and email required)

  3. Licensed Contractor (if submitting via contractor)

Important Notes:

  1. Signatures must be notarized for projects over $2,500 (notary services available from Building Safety representatives)

  2. Required if the property ownership is new or recently changed. Provide one copy of the recorded deed from the Marion County Clerk of the Court.

  3. Site Plans: Three (3) copies showing Dimensions of the shed, Setbacks from all property lines, Drainage and water run-off plan

Plans, Design & Product Approvals

  1. Engineered Plans: Provide two (2) signed and sealed sets showing elevations, wall sections, connection details, and how the structure is anchored to the ground. Plans must reference the Florida Building Code – Residential 2010 or an approved alternative per R301.2.1.1, and include wind design criteria:
    1. NW & NE quadrants: 130 mph

    2. SW & SE quadrants: 140 mph

  2. Product Approval Specification Forms: Provide two (2) copies for all exterior components, including doors, windows, siding, roofing, skylights, awnings, and garage doors, in compliance with 2010 Florida Product Approval requirements.

Additional Forms (If Applicable)

  1. Construction Lien Law Affidavit: Must be signed by the property owner or an authorized representative.

  2. Notice of Commencement (NOC): Required for projects over $2,500. A certified true copy must be submitted before the first inspection and filed through www.sunbiz.org.

  3. Owner/Builder Affidavit: Required when applying as an owner/builder. Must be signed and notarized. Include a copy of the driver’s license if not notarized by a Marion County employee.
